How to get a FHA Loan

Many people have the misconception that FHA mortgages are only for first time homebuyers. While FHA has always been very popular with new homebuyers, they also provide a wide variety of FHA mortgage programs for refinancing and house financing. It is common for applicants to want to know how to get a FHA loan, because many of their friends and family members have had a good experience with FHA.

Getting Approved for a FHA Loan

Qualifying for FHA financing is not as complicated as you may have thought. The FHA lender will assess you credit and loan application in an effort to get you pre-qualified. This means that your credit history and monthly income meet the FHA guidelines. If you appear to meet the FHA requirements, then your loan officer will request personal, housing and income documentation from you. Once you have given your loan officer the requested loan documentation they will be submitting your information to the underwriter for a formal approval for a FHA mortgage.

The first step in getting converting a pre-qualification into an FHA loan approval is to gather the info below from the FHA checklist and Fax or mail it to your loan officer. You want to do this in a timely manner, without piece-mailing it to your loan officer or processor. Your loan officer will need you to complete a residential loan application form and they will request the following information below: be prepared to provide some information to your loan officer.

  • 2-year history of your residences
  • Date of Birth and Social Security numbers for all applicants
  • 2-year history from employers
  • Copies of pay-stubs covering at least a month
  • Approximate value of all personal property
  • Copies of W2's or 1099's for the past 2 years
  • Complete personal tax returns for the last 2 years
  • 12-month rental history from landlord (Only for first time homebuyers)
